30-day Month-to-month Long-term and Short-term Stays
PARTIES: This document is a legally binding agreement that servers to formalize the rental agreement for the property known as "Mahogany Getaway Herbal Healing" located mid-Island, P.O. 223572, Christiansted St. Croix U.S. Virgin Islands 00820, and the party known as guest(s) or occupant(s). The "Parties" agree as follows:
RENTAL TERM & RATE: The rental term is effective from the start of the reservation confirmed by the guest(s) or occupant(s) online and paid in full through the check-out date of the reservation. The guest or occupant agrees to pay the advertised cost by method online for the full term of the reservation before the arrival date and agreed to arrive at the property from the check-in date onwards. The property known as "Mahogany Getaway Herbal Healing" will collectively be displayed "only" online for viewing purposes from room to room for guest(s) or occupant(s). Each reservation will be a 30-day month long term and renewable upon the check-out date for the continuation of the month-to-month stays. The private room is fully furnished with amenities as listed under the private room description. The property rate does include utilities. (Electricity, water, internet and Netflix TV)
CHECK-IN- AND CHECK-OUT: Check-in is permitted from 5PM -11:30PM and check-out must be completed by 1PM.
SECURITY DEPOSIT: An initial security deposit will not be required. Such collection is subject to property damages. Guest(s) or occupant(s) will send online notification of any damage to the property within 24 hours following the designated check-in time. Any damages to the premises during the stay beyond 24 hours from the arrival time will be subject to a collection not over the said estimation of the property damages and that would be collected from the online method of payment following notification of itemized property damages.
RESPONSIBILITIES: The Guest(s) or occupant(s) agrees to maintain the property in satisfactory condition and report any damages immediately.
PROPERTY USAGE RESTRICTIONS: No parties or events are allowed on the property. Guest(s) or occupant(s) agrees to use the property solely for residential purposes and shall not sublet.
VISITOR: A visitor is an occupant of the property that is not staying overnight. Visitors are not allowed to use the facility when the guest(s) or occupant(s) are not on the property.
QUIET ENJOYMENT: Guest shall conduct him/herself in a respectable manner that will not disturb others' peaceful enjoyment of the property.
LIABILITY WAIVER: The Property Owner is not liable for any injuries, accidents, or losses that occur on the property during the rental period.
CANCELLATION POLICY: Guest(s) or occupant(s) has a 48-hour cancellation period after booking confirmation for 100% refund prior to the check-in date. No refund will be granted after the designated time period.

THESE RULES ARE COMMON SENSE & JUST COURTESY TO KEEP ORDER IN THE HOME.
1. BAREFOOT HOME: This is a barefoot home. Please do not wear your shoes inside the home for cleanliness reasons and home respect. You can bring along your bedroom slippers. Foot liners will be provided. Guests/occupants have high expectations for cleanliness, and the floor must be clean as presented. 2. UNANNOUNCED STRANGERS: Please do not unlock gates to allow strangers, or people you do not know onto the property without approval from the host. This is private property.3. AIR-CONDITION SYSTEMS: AC is now available only in the 1 queen size bed bedroom. An abundance of fans is available throughout other areas of the home and should keep you cool and comfortable in this trade wind climate. Extra fans are available upon request if you feel the need for more. Guests/occupants will not be allowed to bring along with them when checking in such amenities as portable air-condition systems into the accommodation in units that do not offer air-conditioning or into the home whatsoever. The portable AC burns the most electricity. You will be liable and will pay an additional $900 in fees for bringing in such amenity into the home and will still agree to remove it. We pay some of the highest electrical rates in the United States, and bills could increase to $500, $800 and more a month because these systems pull a lot of energy. You agree to turn off standing fans, and lights and AC in the bedroom when you're not in the room using it. As a result of electricity abuse guest/occupant will now have to pay the difference if the bill goes over $250 during the time the guest stayed at the accommodation. 4. ROOM CLEANING: Your unit will only be entered for cleaning before you arrive and after you leave. It’s your private space and I especially like to give my guest/occupant privacy unless otherwise specified in the listing. The small cleaning fee covers linen wash, and cleaning supplies. It’s not sufficient to cover labor with the cost of living. You are expected and agree to clean the cutlery, dish, oven spills & appliances you personally utilize daily, wipe the kitchen counter after use along with the stove from your debris and clean up your food spills off the floor. I like to keep my place clean. 5. CHECK-OUT: Check-out is at 1:00 pm. I need to both clean & disinfect the room properly before another guest uses it. My procedures take a little more time than a regular cleaning because I am caring for my guest. You agree to kindly remove your belongings in a timely manner and agree for me to remove your belongings if not done in a timely manner. If your flight leaves late, you can stay around, but please comply and remove your belongings because another guest may need the place that day. 6. SCREEN DOOR: You agree to keep screen doors closed at all times. Mosquitoes are common on all tropical islands, so please don't let them in. The area is safe to leave windows & doors open for natural breeze, but please keep screen doors close to keep out mosquitoes and critters that live on this Island. I can’t control your experience outdoors, but windows and doors are screened to protect you indoors as much as possible. 7. EMPTY FOOD CONTAINERS: This is important. Do not store open food in your room, or room wastebasket, and absolutely do not store bags of food waste in your room trash can overnight. These types of habits encourage critters, and I make a big effort to keep them out. No matter how much the exterminators do their job we all have to be a part of the solution by changing any bad habits so as not to encourage critters. You agree to throw empty food containers and other indoor trash into the kitchen or outdoor trash can. Please don't let food trash sleep in the house. 8. BATHROOM USAGE: Please don’t throw an excessive amount of toilet paper into the toilet. It is designed to break down but won't break apart fast if it's overdone. Too much toilet paper can slow down the toilet, and no paper towel is to be thrown in the toilet. Women menstrual pads or tampons clog toilets, and it is why business places ask you to throw them into the wastebasket. I ask that you please throw those items into the trash in the bathroom. Absolutely do not throw any cotton disinfectant wipes in the toilet. Flushable wipes are not flushable because they're made from the same clogging material. The disinfectant wipes are not designed to break down and could cause a backup to occur at some point and time at the home, or the government system that it is connected to. It’s against the Environmental Protection Agency Advice to dispose of the wipes in this manner. 9. BATHROOM CLEANING: You'll have to use the disinfectant spray for the purpose of cleaning the toilet seat for your usage, and as courtesy to all guests please leave it clean. I like to keep it clean. Remove any hair you personally leave back in the shower after baths. It is just courtesy to all guests to take care of your own debris. You would need to agree to comply with these bathroom rules when you book this listing. 10. CHECK-IN: Please understand that check-in is at 5:00 pm and after, but not before because this is the time that fits into my schedule. Check-out is at guest leaves at 1:00 pm, so you cannot get into the room while it’s being utilized. I will be at the house to welcome you at the time indicated as listed. 11- PROPERTY DAMAGE BY CHILDREN OR ADULT: There is a 24-hour window period after you check-in in which you could report any damages. If you or your children damage property you agree to kindly inform the host. We all have damaged something at some point and time in our life, and I can accept that we are not perfect, but walking away and denying our responsibility is not the right thing to do. All other issues I ask that you bring to the host attention because the host is the person in position to take care of the problem and care for guests. Thanks for cooperating and communicating with your host. 12. MINOR CHILDREN UNATTENDED: You agree not to leave your minor children unattended at the house while you go off on your business. If you need a babysitter, it can be arranged. Just let the host know ahead of time please. Thanks for complying and cooperating. 13. PROFILE PICTURE: If you are the booking guest/occupant a profile picture of you is required for identification, safety, and security reasons. You agree that your profile picture will be a clear front facing picture of yourself and to exclude any dark shades or dark glasses that cover or hide your eyes. If the booking guest is booking more than one party those guests name and profile picture must be represented before the check-in date in the same manner required of the booking guest. All guests/occupants will now be required to present a government or legal Identity card on arrival at the accommodation. 14. For privacy purposes guests are not allowed to take pictures nor to record any videos of the inside of the accommodation nor outside on the lawn. We want to ensure our guests that their privacy is respected.
